Annual Garage Door Tune Up

To Ensure that your Door is Working Properly
Garage doors, just like cars, need to be maintained annually. Lack of maintenance causes premature product failure and is the single leading cause of garage door accidents. To see a list of suggested maintenance procedures see our Annual Maintenance Service Guide. If you are uncomfortable performing these services on your own, our trained professionals are here to help. Our 20-point maintenance plan includes an operational inspection of your door and opener, as well as needed adjustments and lubrication. Most importantly, we will perform a safety reversal test to make sure that your garage door complies with federal safety regulations. The standard cost for one door is $79.95 plus any additional parts needed to fix your door or opener. Each additional door system is $29.95. Click here to request this service or call and schedule your annual check at 1-866-566-3667.

Monthly Maintenance Checklist

After reading this, if you need help performing tests or readjustments or have questions, call us at 1-866-566-3667 or email us your service requests. Warning: If your equipment looks worn or is not functioning properly, DO NOT adjust your springs, cables or brackets! Serious injury may result. We will provide a service technician to fix your problem.

Garage Door Opener

  • Reversal Test: Look for a reversal button. If it is not present, you should call to have it replaced. Openers manufactured after January 1, 1993, are required by federal law to have reversal buttons.
  • Force Setting Test: Hold the bottom of your door as it closes. If it does not reverse readily, the force may need adjusting. Check your owner's manual for details. Test again after readjusting.
  • Additional Safety Devices: Many openers have additional safety devices, such as photo eyes or edge sensors to prevent entrapment. Test this by "tripping" the line to make sure they are still functioning. If the door does not respond, check your owner's manual for necessary adjustments and reinstallation measures.

Garage Door

  • Visual Inspection: Look at the springs, cables, rollers and pulleys for signs of wear. If you suspect problems, have a qualified person make repairs. Door equipment is under high tension; so do not attempt to adjust it if you do not have the proper training. If handled improperly, serious injury may result.
  • Lubrication: Regularly lubricate the moving parts of the door. However, do not lubricate plastic parts such as rollers and idler bearings. Consult either the owner or manufacturer's manual for recommendations.
  • Door Balance: Test periodically, starting with the door closed. Use the opener to release the door. You should be able to then lift the door with out any problem. It should stay open about three feet above the ground. If not, it is out of alignment and needs adjustment. Have this done by a qualified service technician.
